The neighborhood sits between the Indian Valley Preserve and Highway 101, making it one of the more practical areas for commuters who want some elbow room without sacrificing access. Homes range from mid-century ranches to more modest subdivisions, with most lots being larger than those closer to downtown. While some areas show their age in maintenance, others feel well-kept and residentially stable. Sunset Parkway serves as a central spine for the neighborhood, offering a mix of hillside and flat-lot homes. The Indian Valley Campus of College of Marin sits at the western edge, and the Indian Valley Preserve offers hiking and biking trails that are easily accessible. However, retail and restaurants are limited within the neighborhood itself, requiring a short drive to Vintage Oaks or Downtown Novato.
