Mills Ranch sits in the central core near the Mather Field/Mills light rail station, a modest midcentury neighborhood where the older canopy has filled in enough to soften the plain ranch housing. It is one of the leafier of the affordable central pockets. The location is its strongest card. The Gold Line station puts downtown Sacramento within a rail ride, Folsom Boulevard and Highway 50 are both close, and the American River Parkway on the city's north edge is reachable for trail and river days. Everyday shopping sits on the surrounding arterials. Prices here run toward the lower end of the central core, which tracks with the age and size of the homes and the uneven upkeep from block to block. But the combination of mature shade, a light rail stop, and parkway access nearby gives Mills Ranch more going for it than its price tag suggests.
