Mission Valley West covers the western end of the San Diego River valley in the middle of San Diego, a flat stretch of shopping centers, hotels and apartments with river habitat at its edge, below the mesas of Linda Vista and Mission Hills. Fashion Valley, the city's largest mall, anchors it, and Hotel Circle lines the other side of the valley floor. Housing in Mission Valley West is newer and mostly multifamily. Apartment and condo complexes from recent decades sit along Friars Road and the streets around Hazard Center. Houses with yards are rare. The biggest change is Riverwalk, a 200-acre project rising on the valley floor that plans about 4,300 homes, offices, shops and 110 acres of parks and open space. Its first phase of apartments and a grocery-anchored retail center is under construction, with the first residents expected in 2028. The river is the outdoor surprise. The Mission Valley Preserve on Friars Road protects 51 acres of riparian and estuarine habitat at the west end of the valley, home to endangered songbirds like the least Bell's vireo, and a garden of native plants with signs explaining the habitat. Riverwalk's plans also restore habitat along this stretch of the San Diego River, and Mission Bay and Ocean Beach lie downriver to the west. Most errands start at Fashion Valley. The open-air mall opened in 1969 and holds Nordstrom, Neiman Marcus, Bloomingdale's and Macy's, plus a movie theater and dozens of restaurants, so dinner and a film rarely mean leaving the valley. For something with more local history, the Waffle Spot at the Kings Inn on Hotel Circle South has been flipping waffles and serving Eggs Waffle Benedict to a steady breakfast crowd for years. Transit is a real asset. The Fashion Valley Transit Center, an elevated Green Line trolley stop with a bus plaza underneath, connects to downtown, and the Hazard Center station serves the eastern side. Riverwalk will add its own Green Line stop. The valley floor belongs to the river first. Riverwalk's plans include more flood capacity along Fashion Valley Road, a reminder that this is floodplain, and day to day the area feels more commercial than residential. Still, few places in the city put a trolley platform, a department store and a bird preserve this close together.
