North Torrance is ranked #8 of 9 neighborhoods in Torrance with an overall score of 3.5/5. Its standout factors are schools (3.9/5, 6th of 9 in Torrance) and safety (3.8/5). The trade-offs are public spaces (2.9/5) and curb appeal (2.9/5).
North Torrance is a broad postwar neighborhood of ranch houses, schools and large recreation spaces, with a major industrial presence along its edge. Most residential blocks were built during the 1950s and early 1960s, creating long, flat streets of one-story stucco homes with garages set behind the house. There are no homeowners associations shaping the area, and remodeling has happened property by property. Schools helped establish the neighborhood during Torrance's rapid growth. Casimir Middle School began as North Torrance Elementary in 1950, and North High School opened nearby in 1955. Those campuses still give the area a strong school-centered rhythm. Columbia Park is the neighborhood's largest asset. Its 52 acres include six lighted soccer fields, baseball diamonds, roller hockey, a 1.32-mile walking path and a community garden with a learning center. The park was created on surplus Navy land and offers far more room than the smaller recreation spaces found in many parts of Torrance. A tall KNX radio antenna rising from the grounds makes it easy to recognize. The Torrance refinery is the defining tradeoff. The roughly 700-acre facility has operated on 190th Street since 1929 and remains one of the city's largest industrial sites. Flaring, odors and emergency advisories affect the surrounding area, and a 2015 explosion spread catalyst dust across nearby blocks. Debate over the refinery's modified hydrofluoric acid unit continues to shape local concern. North Torrance offers relatively direct access to the 405 and regional job centers, but it remains car-oriented and feels far from the coastal side of the city. Industrial and transportation activity become more noticeable near the neighborhood edges. The neighborhood suits residents who want established single-story housing, major park space and access to Torrance schools. Its ethos is steady and family-oriented, though buyers need to weigh those strengths against living close to heavy industry.
