Neighborhood Reviews & Questions

Neighborhood Review
Key Words: Multicultural dining edges, Patten University anchor, Fruitvale-Dimond between

Patten is a flat residential pocket set between the Fruitvale and Dimond districts, named for Patten University, the small religious college that has been an Oakland fixture since the 1940s. The housing is a mix of early-1900s bungalows and cottages on modest lots, with the block-by-block range of upkeep typical of the Fruitvale flats, set in the grid between Fruitvale Avenue and the lower end of Foothill. The food is a genuine draw. The edges of the neighborhood cluster a remarkable run of multicultural restaurants, the Salvadoran, Filipino, Vietnamese, and Mexican spots around Fruitvale Avenue and Foothill, including longtime favorites like Lucky Three Seven and Las Palmas. Peralta Hacienda Historical Park sits nearby for green space and local history, Fruitvale BART is close for transit, and quick access to both I-580 and I-880 makes the rest of the Bay easy to reach. Dedicated parkland inside the immediate boundary is limited. Patten's appeal is its position, central, well-connected, and surrounded by some of East Oakland's best everyday dining, plus the quiet anchor of the university grounds. The honest frame is the Fruitvale one: affordability and central access weighed against limited in-boundary green space, modest curb appeal, and the safety concerns common to the broader district.
