Peacock is ranked #8 of 16 neighborhoods in Oceanside with an overall score of 3.3/5. Its standout factor is safety (4.1/5, 7th of 16 in Oceanside), at a typical home price of $734k, which Houseberry currently rates as overvalued by about $13,000. Peacock sits at the far eastern end of Oceanside Boulevard, where Oceanside runs into Vista and the Sprinter line heads inland. Part of it is homes on quiet hillside streets and part of it is the business park around Ord Way and Jason Court, and that split shapes daily life more than anything else. Homes here date mostly from the 1970s through the 1990s. Many are two-story single-family houses with two- or three-car garages on cul-de-sac streets, and a few newer townhomes went up in the 2020s. Peacock Hills adds about 920 single-story attached twin homes built from 1976 to 1980 on streets like Westridge Drive and Havenwood Drive. The business park is where the neighborhood gets its personality, with workshops and small companies filling its low buildings. Down Ord Way, Soulcraft Boarding builds wake surf boards by hand. Food mostly means heading west along Oceanside Boulevard, where Le Rendez-Vous French Bakery, a few minutes away, is the place for croissants and baguettes, so a pastry run is easy to fit into the morning commute. Parks are the thin spot. There is no real park inside Peacock, so the nearest lawns are at Rancho Del Oro Park to the west, and Guajome Regional Park, with its lake and trails, is a short drive north. Errands run along Oceanside Boulevard, where Albertsons and Aldi sit a few minutes west. The Sprinter's Melrose Drive and College Boulevard stations connect to Vista, San Marcos and Escondido in one direction and the coast in the other, and State Route 78 is a quick hop for freeway trips. Peacock lacks green space of its own, and trucks and work traffic around the business park are part of the weekday soundtrack. Living in Peacock puts a French bakery and two train stations close to the house, even if the nearest swing set takes a drive.
