City Hall, the main library and a Sprinter stop all sit in Richmar, the small, central San Marcos neighborhood around the meeting of Mission Road, San Marcos Boulevard and Twin Oaks Valley Road. Compact and central, it is the closest thing the city has to a civic core, and its streets hold some of the town's oldest houses. Housing comes in every size. A few small cottages from the 1940s still line streets such as Pleasant Way, apartment complexes fill blocks off Autumn Drive, and twin homes and new townhomes, including the Pico Place rows, keep appearing on infill lots. It is a neighborhood of shorter commutes and smaller yards rather than hillside views. Food here runs local and unfussy. Ryan Bros Coffee on North Twin Oaks Valley Road pours its Barrio Logan roasts, nitro drinks and a breakfast menu, and El Kafecito on West San Marcos Boulevard is the place for a horchata latte or one made with dulce de leche. The Old Spaghetti Factory, a few doors from Ryan Bros, handles family pasta nights. Taco shops, panaderias and mariscos counters line Mission Road and San Marcos Boulevard. Richmar Park sits on Richmar Avenue, near the busy crossing where Mission Road meets Twin Oaks Valley Road, and Connors Park on West San Marcos Boulevard has tennis and pickleball courts. The paved Inland Rail Trail passes the civic center, so a walk or bike ride can head west to Palomar College or east toward Escondido. Getting around is simpler here than in most of the city. The San Marcos Civic Center station puts the Sprinter within walking distance for many residents, with Palomar College one stop west and Cal State San Marcos one stop east, and the 305 bus connects at the same station. Small markets such as Mission West Market handle quick grocery runs, and the city library sits on Civic Center Drive. Traffic is the cost of being central. Twin Oaks Valley Road and San Marcos Boulevard carry heavy traffic through the day, and older buildings sit next to strip centers without much greenery between them. In exchange, Richmar is one of the few places in the city where a train, the library and a cup of coffee are all a walk from home.
