Rincon de los Esteros is the far northern, industrial edge of San Jose, where the tech business parks give way to the low-lying baylands stretching toward Alviso and the bay. The name, roughly 'corner of the estuaries,' fits the geography. It is a non-residential district of R&D campuses, industrial buildings and office parks along the First Street and Tasman light-rail corridor, with the Guadalupe River Trail on one side and the salt-marsh wetlands of the Don Edwards refuge not far to the north. The appeal, for the narrow set of buyers it suits, is proximity to the north-side job centers and to the open baylands and their trails and birdlife. The honest read is that this is an industrial and employment district with a thin public realm, wide utilitarian streets and little residential fabric, and it sits on low ground near the bay that carries real flood exposure toward Alviso. There is very little conventional housing here. For a worker who wants to be next to the campuses and the baylands, it functions; as a traditional residential neighborhood, Rincon de los Esteros is not one, and it does not pretend to be. Its draw is the wetlands on one edge and the offices on the other, not a Main Street in the middle.
