Evergreen is the east valley's most complete suburb, and it grew straight out of California history. The land was the core of Rancho Yerba Buena, a 24,000-acre Mexican land grant given to the Californio ranchero Antonio Chaboya in 1833, and the Chaboya name still saturates the area, from Chaboya Middle School to Chaboya Road. Squatters and the rancho even fought a brief 'Squatters' War' here in 1861. It was vineyard and orchard country for a century before it filled in with homes. There is aviation history in the hills too: the gliding pioneer John J. Montgomery died in a 1911 crash on the slope now called Montgomery Hill, a California Historical Landmark just behind Evergreen Valley College, which opened in 1975. But the reason Evergreen feels so livable today is Evergreen Village Square, a purpose-built town square with shops, restaurants, a branch library and a weekly farmers market that gives the suburb something most San Jose neighborhoods lack: a genuine walkable center. Evergreen Valley High sits inside the neighborhood, and foothill parks and vineyard remnants ring it. The housing is suburban single-family climbing gently toward the hills, well kept and family-oriented. The honest tradeoffs are that it is still a car-first suburb, with no rail yet and long commutes to the main Silicon Valley job centers, though a light-rail extension toward this side of the city is on the way. For buyers who want a safe, green, amenity-rich suburb with an actual town square, strong schools and real history under it, Evergreen is one of the most livable addresses on the east side, and it knows it.
