River Pointe is a small planned subdivision on the eastern edge of Waterford, a Stanislaus County town on the Tuolumne River. Highway 132 forms its northern boundary and the river its southern one, so the tract sits between a main road and the water. About 370 homes make up the neighborhood, laid out by a single developer as one planned community rather than a patchwork of lots. The town's newer tracts lean toward New Traditional and stucco ranch designs on regular suburban lots, and River Pointe follows that pattern, with single-story houses mixed in among two-story plans. The river is the draw. Waterford Riverwalk Park on South Reinway Avenue and the Tuolumne River Parkway Trail are a few minutes on foot from the tract, and the path along the water is easy walking, about four miles out and back. The town dog park and Beard Park, which has ball fields and a skatepark, sit closer to the center of town. The Hickman-Waterford bridge carries traffic over the Tuolumne nearby, so the river shapes how people get around here. Food is a short hop west. The Outpost Saloon, a bar and grill, is the closest sit-down spot, and Espressito Bakery & Cafe on F Street is the coffee stop, a Mexican-style bakery with spiced pot coffee, horchata and fresh conchas. Pioneer Market and Valley IGA cover groceries, and the public library is near the center of town. Highway 132 is the route to Modesto, roughly twenty minutes west, and County Route J9 runs north to Oakdale and south to Turlock. The tradeoff of an edge-of-town tract is distance, because anything beyond the basics means getting into the car. Few streets in town sit this close to the Tuolumne, which is why River Pointe feels more tied to the river than to downtown.
