Riverpark is Napa's water-oriented neighborhood, tucked into the south end of the city between South Jefferson Street and the Napa River. A large part of it is the gated Napa Yacht Club, a waterfront community where homes are built toward the river with views or direct dock access, which is about as close as Napa gets to a marina lifestyle. The land has a genuinely good story: it was once part of the Spreckels Stockfarm, the thousand-acre ranch where the racehorse Seabiscuit was sired, before most of it became the South Wetlands restoration area tied to the Napa River flood project. That history leaves Riverpark sitting next to open wetlands and water rather than more subdivision, which keeps the edges green and the bird-watching good. The tradeoffs are location and water. You're at the southern edge, so downtown and most shopping mean a drive, the gated yacht-club section comes with HOA structure and dues, and living this close to the river and wetlands means flood engineering and insurance are part of the conversation. For buyers who want to be on the water in Napa, there isn't really a substitute.
