Rolando sits on the eastern edge of Mid-City San Diego, where the College Area runs into La Mesa, and its hills are stitched together by eight public footpaths that neighbors call the catwalks. University Avenue splits it in two, with the Village half up against El Cajon Boulevard and the Park half running south toward Highway 94. Most homes date from the building rush that began in 1949, when the Rolando Village Company and builder Chris Cosgrove started filling the slopes with modest postwar houses and bungalow-style cottages. Streets bend with the land, acorn-style lampposts stand along many of them, and the catwalks slip between backyards so you can cut from one block to the next on foot. Lots are compact, and you will see original houses next to ones that have been opened up and refreshed. Clay Park, on Seminole Drive, splits its ballfields with the elementary school next door, and Little League games fill them on weekends. The community council puts on a yearly street fair, and the catwalks double as an evening walking loop that keeps you off the busier roads. El Cajon Boulevard is where Rolando eats. Sala Thai, Majorette, a gastropub, and Penelope's Mexican Food all took part in the 2026 Taste of College Area, along with Himalayan Yak & Yeti, which cooks Nepali dishes. Ultreya Coffee and Tea on College Avenue draws a study crowd for its matcha lattes, Vietnamese coffee and house-made macadamia milk. A few blocks west in El Cerrito, Alforon bakes za'atar bread and Lebanese flatbreads. Errands rarely take long. Vons and Smart & Final both sit on El Cajon Boulevard, and a Ralphs anchors the center on Montezuma Road near the College-Rolando Library. San Diego State is a short hop west, which shapes the boulevard's late-night mix of food counters, hookah lounges and bars. That same boulevard is the downside. Traffic and noise spill onto the blocks closest to it, and some of that stretch reads more like a commercial strip than a village. Step a few streets south, though, and the mood changes quickly. The catwalks, the curving blocks and the lampposts make a postwar subdivision feel walkable in a way most of its neighbors are not.
