Rossmoor is a world of its own inside Walnut Creek, a gated 55-plus community spread across roughly 1,800 acres of the Tice Valley hills. With about 6,700 residences ranging from co-ops to condos to single-family homes, it functions almost like a self-contained town, complete with 27 holes of golf, multiple pools, a fitness center, and a famously long list of clubs and activities. The setting is green, rolling, and quiet. For residents, the amenity access is the entire point: golf, recreation, and social life are built in behind the gates, and the lifestyle is deliberately low-maintenance. Prices run lower than much of the city, partly because the housing stock is older and the community is age-restricted by design. The honest framing is that Rossmoor is a specific product, not a conventional neighborhood. It's gated and age-restricted, the architecture is dated, and you drive out the main gate for most shopping. But for what it is, an established, amenity-rich, secure enclave, there's nothing else like it in the area.
