Skyland, Zephyr Cove, NV

Skyland is a lakefront enclave with a name older than its houses. It was carved out of George Whittell's east-shore holdings in 1957, when he sold an 87-acre parcel with 3,800 feet of shoreline to a Stockton group that built the subdivision over the next two years. The name came from a 1924 stone fireplace mantle, engraved Skyland, salvaged from an earlier structure. Douglas County created the Skyland improvement district in 1964, and it still runs the community's shared waterfront. That shared waterfront is the differentiator. Skyland is one of the few east-shore neighborhoods with a private community pier and buoy field, which puts deep-water access within reach of lake-view homes, not just the front-row estates. It is a genuine lakefront-estate row backed by view homes, high on second-home ownership, and among the priciest addresses on the Nevada side. The tradeoffs are familiar for this shore: Highway 50 severs the lake-side lots from the hillside ones, access is steep, and wildfire is a standing risk. Documentation beyond the district's own history is fairly thin, so it trades on setting rather than storytelling. For shared deep-water access in a Nevada-tax address, few places match it.
