Zephyr Cove takes its name from the wind. The Washoe Zephyr is the strong afternoon breeze that blows off the Sierra crest across the lake, famous since Mark Twain grumbled about it in Roughing It, and the cove has drawn people since 1862, when Andrew Gardener built an inn here for Comstock prospectors. The Forest Service bought the resort in 1979, so the beach and lodge are federal land run under concession, which keeps the mile-long sand public and the MS Dixie II paddlewheeler docked here as the largest vessel on the lake. The homes split between lakefront and lake-view estates and inland cabins, with a strong pull for full-time relocators drawn by Nevada's lack of a state income tax. A lakefront ranch on Sierra Sunset set a Douglas County record at a reported $38 million in 2020. The tradeoffs are the east shore's standing ones. Highway 50 threads the whole shoreline with its traffic and noise, the beach is public and concession-run so summer brings crowds and paid parking, and wildfire and steep terrain come with the setting. For a walkable-to-the-water Nevada address with genuine history, it is one of the best on this shore.
