South Park is one of Santa Rosa's oldest and most historically layered neighborhoods, laid out in 1887 in the southeast corner east of Highway 101, south of Bennett Valley Road and west of the county fairgrounds. It carries a deep history: this was the center of Santa Rosa's Black community through the mid-1900s, and today it is a predominantly Latino neighborhood known for its early-1900s homes and the murals that give its streets real visual identity. The pitch here is character and price. This is one of the more affordable corners of the city, the housing stock is genuinely old and full of detail, and the location east of the freeway keeps you close to downtown and the fairgrounds events. The honest part has to be said plainly, because a local would say it: South Park has long dealt with a higher-than-average crime rate and a history of gang activity, and that reputation is part of why prices stay accessible. The neighborhood is not one thing block to block. For buyers drawn to its history, its murals, and its value who are doing real homework on specific streets, it is one of the most distinctive and discussed neighborhoods in the city.
