Laid out on a tight east-west grid between MacArthur Boulevard and 14th Avenue, Tuxedo is mostly 1920s bungalows, duplexes, and small apartment four-plexes. Lots are shallow and closely packed, and many facades show a mix of fresh paint alongside chain-link fences or aging stucco. The northern edge hugs the I-580 sound wall, so freeway noise is a constant backdrop, while the eastern border overlooks the Central Reservoir and its baseball diamond. Neighborhood recreation centers on the Manzanita Recreation Center's playfields and the reservoir diamond, both popular for youth leagues but limited for broader green-space lounging. Walkability is decent for errands: taquerias, corner markets, and a few long-standing pho shops line International a block south, and AC Transit runs frequently along MacArthur, though BART means a bus transfer.
