Set on a gentle hillside above the Dimond District, Upper Diamond stretches along Lincoln Avenue where level city blocks give way to curving residential lanes. Early-1900s Craftsman bungalows anchor many parcels, joined by a scattering of post-war ranches and a few small apartment buildings. Lots are compact but often tiered, so uphill homes capture filtered bay views while the downhill rows feel more urban, and narrow streets and mature liquidambars add charm even as on-street parking gets tight. Recreation sits just outside most front doors. Dimond Park lines the northwest edge with the Lions Pool, tennis courts, and a creek-side trail shaded by redwoods, and Peralta Creek Park offers a smaller playground on the eastern boundary. Inside the neighborhood, retail is slim, but a Safeway and Farmer Joe's Marketplace are a short walk downhill in the Dimond District, along with taco counters, coffee shops, and casual pubs. Buses run frequently on Lincoln and MacArthur, and the I-580 ramps are minutes away, though freeway noise is noticeable on the southern blocks. The atmosphere is friendly and workaday, fresh paint and drought gardens popping up beside homes still waiting on updates, giving the curb appeal an in-progress look. The quick park access and relative affordability compared with neighboring Glenview are the draw; the highway hum, limited parking, and occasional litter on busier corners are the things to weigh.
