Von Uhlit Ranch is one of Napa's most recently developed neighborhoods, built on what was once a 40-acre family farm the Von Uhlit family bought in 1931 and worked for plums, one of the last working farms inside what's now the city. Today it's a mix of single-family homes, multi-residential housing, and commercial buildings in the northeast part of town, near the Napa River, parks, and shopping. Being newer, it tends to offer more contemporary housing and a more planned layout than the mid-century neighborhoods around it, which is part of the appeal for buyers who don't want a fixer. The northeast location keeps parks, the river, and Soscol-area retail close, so daily errands are manageable. The tradeoffs come with the mixed-use, recently built character. The blend of housing types and commercial frontage means the feel shifts block to block, and the area lacks the mature trees and settled charm of older Napa neighborhoods. For buyers who'd rather have newer construction and convenient access to shopping and the river than historic character, Von Uhlit Ranch is a practical, modern option.
