This central-east pocket sits just north of Old Town along the Elk Grove-Florin Road and Bond Road grid, close to the regional park and the historic core. Bond Road runs the north edge with Elk Grove Boulevard wrapping the south and east, and the housing is older and more central than the master-planned west, part of the original gridded town. The position is the appeal. You are minutes from Old Town's shops and farmers market, close to Elk Grove Regional Park and its lake up Elk Grove-Florin Road, and sitting on the everyday civic spine of the older city rather than out on a subdivision edge. The tradeoff is the central-and-older bargain: more arterial traffic, more variation in upkeep block to block, and less of the uniform polish you find on the west side. For buyers who would rather be near the regional park and Old Town than tucked into a newer cul-de-sac, the Waterman and Rancho area keeps you in the middle of things.
