This wedge of south‐Campbell feels like a residential pocket orbiting Westmont High School. One‐story ranches from the late 1950s line quiet interior streets such as Forest Hill and Manitoba, while a few townhouse clusters near Quito Road widen the price range. Mature shade trees and mostly original façades give the area a settled, middle‐class vibe, though highway noise from CA‐85 is an audible backdrop on the southern edge. Everyday convenience is a strong suit. Westmont High’s athletic fields and tennis courts double as open space for evening jogs and weekend pickup games, and Rolling Hills Middle and Jack Fischer Park are just beyond the boundary for additional play areas and dog‐friendly lawns. Safeway and casual eateries on Westmont Avenue mean groceries or a quick bite never require a car; big‐box and mall shopping at Westgate and El Paseo de Saratoga are five minutes away. Buyers look here for Campbell schools, easy freeway access, and relatively affordable single‐family homes compared with nearby Saratoga and West San José.
