The amenity score here is low for a reason: this is not a spot where you walk out the door to shops or a busy park. It is a residential pocket where the appeal is the calm and the newer-feeling streets rather than anything you can stroll to. The homes sit in the part of town that feeds the stronger southern school assignments, which is usually what brings buyers out this far. Day to day, you drive for everything, the Sand Creek and Streets of Brentwood corridors being the default for groceries, errands and dining. The catch is exactly what the calm implies: if you want life at your doorstep, this is the wrong pocket, and the commute math out of south Brentwood is unforgiving at peak hours. If you want a settled street that nobody cuts through, it delivers.
