Out here Elk Grove stops being a subdivision and starts being country. The ground between Waterman Road and Sheldon Road, pushing east toward Bradshaw, is large-lot territory: custom homes on one and two acre parcels, room for horses, and a quiet the grid neighborhoods to the west simply do not have. This is the Sheldon side of town, where properties get measured in acreage instead of square footage and plenty of lots still run on wells and septic rather than full city utilities. Pleasant Grove High School sits along the Bond Road edge, and the open land gives the whole area a settled, unhurried feel that predates the subdivisions. The catch is distance. Everything is a drive, there are no sidewalks to speak of, and the nearest real shopping is back toward Elk Grove-Florin Road. People who land out here are trading walkable convenience for space and privacy, and the ones who want it usually know exactly why before they ever start looking. It is one of the few corners of Elk Grove where you can actually see stars at night.
