This is established Brentwood, served by Marsh Creek Elementary and Bristow Middle on the Liberty High side of town, with homes that have some age and character rather than builder polish. Being near the core is the appeal: the downtown grid, the year-round Saturday farmers market, City Park and the older shopping are all close, which gives this pocket more of a walk-or-short-drive feel than the far-flung south-end tracts. The honest tradeoffs show up in the numbers. This is one of the spots where the safety read softens compared to the golf-belt south, and the schools land mid-pack. What you are buying is location and an established feel near the heart of Brentwood, not a quiet luxury cul-de-sac. For people who actually want to be near downtown, that is the right trade.
