Shade trees cover most of the College Area, a settled part of Modesto northwest of downtown that grew up around Modesto Junior College, which opened in 1921. Craftsman cottages, bungalows and ranch houses line the older street grid, and a few newer cul-de-sacs have been added along the edges. Graceada Park is the heart of the neighborhood. John McLaren, who also worked on Golden Gate Park, laid it out in 1907, and the Mancini Bowl in the middle still hosts free MoBand concerts on summer Thursday evenings. Enslen Park across the street adds ball fields and basketball courts, and the area claims Modesto's first dog park. The Virginia Corridor Trailway, a paved path along an old rail line, starts at Campus Way just outside the boundary. Contentment Brewing on Campus Way makes beer in small batches and keeps shuffleboard, pool and pinball going in the taproom. At the downtown edge, TNK Vegan Cafe on Needham Street serves plant-based meals, and the Queen Bean pours coffee out of an old house on 14th Street. The main college campus is part of the daily scene, so student traffic and library hours shape the week more than you might expect. A Save Mart on the downtown side handles groceries, or you can drive up McHenry Avenue for more choice. Most blocks are easy to walk, and Highway 99 takes care of longer trips. Summer Thursdays are the catch. When MoBand plays, the surrounding blocks fill with parked cars and people carrying lawn chairs toward the park. The rest of the week, the park and the old streets around it keep an easy pace. The College Area's neighborhood alliance, covering roughly two thousand households has worked with the city on improvements, including new play equipment at Graceada Park, and newer construction is rare, so most blocks show the older housing stock kept up one house at a time.
