El Sobrante Hills is the kind of neighborhood that makes you forget you are still technically in Richmond. Tucked into the rolling hills on the city's eastern flank, it is a leafy, low-density pocket of custom homes that range from red-tiled Mediterraneans to mid-century ranches and the occasional Craftsman, most of them sitting on generous lots with real space between neighbors. Nature is the organizing principle here. Sobrante Ridge Regional Preserve is essentially the neighborhood's backyard, with native habitat and trails that climb to ridgetop views, and Kennedy Grove Regional Recreation Area sits just to the west with its eucalyptus groves and picnic lawns. The San Pablo Reservoir and its boating and fishing are a short drive farther out. The downside is the one every hill neighborhood shares: you drive for everything. Groceries, schools, and restaurants are all down the hill toward San Pablo Dam Road or Appian Way, and the winding streets are scenic but slow. For buyers who value trees, quiet, and a view more than a walk to coffee, El Sobrante Hills is one of the more established versions of that trade in Richmond.
