Carriage Hills North is one of Richmond's quietest addresses, a pocket of custom, multi-level homes that went up in the late 1980s on the slopes above the city's eastern edge. The lots are generous, the driveways are long, and many of the houses were built to catch the hill-and-valley views that come with the elevation. A homeowners' association keeps the streetscape consistent, which is part of why the neighborhood reads as more planned and tidy than the older flats below. The big draw is right out the back door. Sobrante Ridge Regional Preserve wraps the area with a couple of miles of trail and ridgetop vistas, and Kennedy Grove and the San Pablo Reservoir are a short drive south. The tradeoff is that this is genuinely up in the hills. There is no corner store or coffee shop within walking distance, and every errand means getting in the car and heading down toward San Pablo Dam Road or Appian Way. People who want trees, space, and a view over walkability tend to land here on purpose, and the homes rarely turn over fast.
