Fairmede-Hilltop, which almost everyone just calls Hilltop, spreads across the rolling hills in the northeast corner of Richmond, right where the city meets I-80. The housing is largely mid-century, with single-family homes on curving hillside streets mixed with newer condos, townhomes, and apartment developments that filled in from the 1990s on. It is a real mix of owners and renters, and the feel shifts from quiet residential cul-de-sacs to busier stretches near the freeway and retail. The location is built for commuters and outdoor types. I-80 gives quick access toward Berkeley and San Francisco, the hills hold a string of parks including Country Club Vista and Humphrey, and Wildcat Canyon Regional Park is close for serious trail time. The story to watch is the old Hilltop Mall just to the north. The shuttered mall site is the centerpiece of the city's Hilltop Horizon plan, a long-term redevelopment slated to bring thousands of homes, parks, and a transit hub over the coming years. That means upside and construction in the same breath, and it is the single biggest variable for anyone buying nearby today.
