Lakeside Park holds the deed to a superlative: platted in 1909, it is the first subdivision on the south shore, laid out on land that once belonged to Captain William Lapham's lakeside holdings. The Lakeside Park Association, incorporated in 1938 as a mutual water company, still runs the asset most of the shore cannot buy: a private association beach and marina on the sand near Stateline, with membership traveling with the property. The association's water system has even won best-tasting-water honors in California, a flex few beach clubs can match. The blocks between the beach and Highway 50 mix vintage knotty-pine cabins with ambitious rebuilds, and the gondola and casino corridor are a walk away. Peak season presses in from every side, with beach traffic, visitor parking, and the Stateline hum. Owners accept the bustle as the cost of keys to the south shore's best private sand, a bargain the neighborhood has been striking since Taft was president.
