Mandeville Canyon is ranked #1 of 104 neighborhoods in Los Angeles with an overall score of 4.2/5. Its standout factors are safety (4.7/5, 1st of 104 in Los Angeles) and curb appeal (4.4/5). The trade-off is nearby merchants (1.1/5).
Mandeville Canyon runs north from Sunset Boulevard for about three miles and never comes out the other side. No other dead-end road in Los Angeles runs longer. It feels rural in a way the flats below do not, with horse properties, a private riding ring and houses set well back from the road along the canyon floor. Homes in Mandeville Canyon line both sides of the main road and the short lanes that branch off it. Older ranches and newer contemporary houses share the same road, with room between neighbors that the flats below never offer. From Garden Land Road, a fire road climbs to the Westridge ridge and on to San Vicente Mountain Park, a restored Cold War Nike missile site on Mulholland with benches, restrooms and views out to the San Gabriels and the Encino Reservoir. There is nothing to buy in the canyon itself. Coffee, dinner and groceries mean a drive down to Brentwood Village, where Clark Street turns out a well-regarded tuna melt and Peppone serves red-sauce Italian on Barrington Court. The Brentwood Country Mart and the San Vicente restaurants are a few minutes farther. Fire is the plain tradeoff. The January 2025 Palisades Fire reached the canyon, at least one house in the canyon's 3300 block burned, and helicopters made water drops as crews held the line near houses. Evacuating that day meant hours of gridlock on Sunset, because every household here leaves by the same road. That single exit also gives the canyon its hush. There is no through traffic, and after dark nearly every car heading uphill belongs to someone who lives on Mandeville.
