Evergreen, San Jose, CA

In San Jose, Evergreen is the east valley's most complete suburb, and it grew straight out of California history. The land was the core of Rancho Yerba Buena, a 24,000-acre Mexican land grant given to the Californio ranchero Antonio Chaboya in 1833, and the Chaboya name still saturates the area, from Chaboya Middle School to Chaboya Road. Homes in Evergreen are mostly single-family subdivisions that climb gently from the valley floor toward the Diablo Range, laid over what was orchard and vineyard country for about a century. The land was part of Rancho Yerba Buena, and the Chaboya family who held it still lends its name to a local road. Streets curve, yards are kept up, and the hills stay in view from most blocks. The square is where people eat and meet. Evergreen Coffee Co is the independent coffee shop that opens early enough for a cup before the commute, and Village Grill a few doors down does breakfast and lunch Tuesday through Sunday. Ramen Osaka simmers its broth through the day and serves until midnight, and Curry Pizza House tops its pies with Indian curries and keeps plenty of vegetarian choices on the menu. For open space, Montgomery Hill rises just south behind Evergreen Valley College, a state historical landmark tied to glider pioneer John J. Montgomery, with trails that link into the college grounds. Groesbeck Hill Park has open fields and foothill paths, and Lake Cunningham and its skate park are a short drive northwest. Errands mostly stay close, between the square and the library branch on Aborn Road, while Eastridge to the northwest covers the department stores and a movie theater. There's no rail station on this side of San Jose, so jobs elsewhere in the valley mean time in traffic on US 101 or Capitol Expressway, and those commutes add up over a week. The honest tradeoffs are that it is still a car-first suburb, with no rail yet and long commutes to the main Silicon Valley job centers, though a light-rail extension toward this side of the city is on the way. For buyers who want a safe, green, amenity-rich suburb with an actual town square, strong schools and real history under it, Evergreen is one of the most livable addresses on the east side, and it knows it.
