North of Montana, Santa Monica, CA

North of Montana is Santa Monica at its most polished and residential. The neighborhood stretches from the shops of Montana Avenue to the edge of Santa Monica Canyon, with broad lots, mature landscaping and some of the city's most architecturally distinctive houses in between. It feels quiet and established without being isolated. Coffee, groceries and dinner are close along Montana, while the beach and Pacific Palisades sit just beyond the neighborhood's edges. Large parcels help set the tone. The Palisades Tract created 100-by-200-foot lots west of Seventh Street, while the later Regent Square development used parcels that were still generous by Santa Monica standards. Homes sold from 2022 through 2024 had a median size near 2,140 square feet, and the largest quarter exceeded 3,680 square feet. Condominiums and attached homes made up 39 percent of sales, with much of that denser housing gathered along San Vicente Boulevard. Architecture is part of the everyday scenery rather than a separate attraction. Early Craftsman homes line Adelaide Drive, John Byers used real adobe at 404 Georgina Avenue, and Robert Stacy-Judd brought Pueblo and Mayan influences to the Zuni House. The Strick House on La Mesa Drive is the only residence in the United States designed by Brazilian modernist Oscar Niemeyer. Newer and substantially expanded homes appear throughout, but the best blocks still feel like an informal tour of Southern California residential design. San Vicente Boulevard gives the neighborhood a second personality. Its broad, coral-tree-lined median covers a former streetcar route, while courtyard apartment buildings from the late 1930s through early 1950s line portions of the street. Montana Avenue handles the social side of the neighborhood with more than 150 shops and restaurants, along with Whole Foods and other daily services. Roosevelt Elementary occupies a substantial campus nearby. Public space is quieter and more scattered than the large homes might suggest. Goose Egg Park is a small green inside a traffic circle, while the canyon edge, landscaped streets and two popular Adelaide staircases provide informal places to walk and exercise. Below the bluff, the Annenberg Community Beach House offers a public pool and beachfront recreation on the former Marion Davies estate. The staircases can draw workout crowds, and portions of Adelaide have resident-only parking. North of Montana is best for someone who values privacy, architecture and a beautifully maintained setting but still wants neighborhood shops close by. It is less spontaneous and less urban than other parts of Santa Monica, and prices reflect its prestige. The ethos is calm, discreet and quietly confident: a neighborhood that rarely needs to announce how desirable it is.
