Northeast Santa Monica is ranked #2 of 8 neighborhoods in Santa Monica with an overall score of 4.1/5. Its standout factors are schools (4.8/5, 1st of 8 in Santa Monica) and nearby merchants (4.5/5). The trade-off is public spaces (3.3/5).
Northeast Santa Monica is one of the city's calmest residential pockets. The neighborhood sits between Wilshire Boulevard, Montana Avenue, 22nd Street and Centinela Avenue, with mostly one- and two-story houses filling the blocks between the commercial streets. It feels more suburban than coastal, but that is part of the appeal. Residents get a quieter daily rhythm while staying close to Santa Monica's schools, shopping and larger destinations. Detached homes are more common here than almost anywhere else in the city. Only 30 percent of sales from 2022 through 2024 were condominiums or other attached properties, the smallest share in Santa Monica, and the median sold home measured about 1,685 square feet. Much of the neighborhood was built from the 1920s through the early postwar years, so Spanish-style houses and traditional single-family homes remain the visual norm. Douglas Park is the neighborhood's living room. Its 10.7 acres include lawns, play areas and three connected ponds built with rustic stonework during the Depression. The park occupies land once associated with Donald Douglas's early aircraft operation, but today it feels more like an old-fashioned community park than an aviation site. The Santa Monica Bowls Club has played here since 1948, adding a local institution that feels perfectly matched to the neighborhood's unhurried personality. Franklin Elementary anchors the blocks near Montana Avenue with a PWA Moderne campus built after the 1933 Long Beach earthquake. Grocery shopping is unusually convenient for such a residential area. Whole Foods and Bristol Farms sit along Wilshire, with Trader Joe's and Erewhon just across the boulevard in Mid-City. Big Blue Bus routes run on Wilshire and Montana, and Centinela provides quick access to Interstate 10. What Northeast does not have is just as important. There is no rail station, library branch or restaurant district inside its residential core, and Douglas Park is its only city park. The Montana Avenue Branch Library and 26th Street/Bergamot E Line station are both reachable, but neither is around the corner for most residents. Northeast Santa Monica is a good match for someone who wants a detached house, a dependable neighborhood park and a little separation from the city's busier areas. Its ethos is steady and low-key. There is less to discover on a Saturday afternoon, but also less noise, less foot traffic and very little pressure to keep up with Santa Monica's more fashionable neighborhoods.
