Sunset Park, Santa Monica, CA

Sunset Park feels like a neighborhood people settle into rather than simply pass through. It occupies southern Santa Monica between Santa Monica College and the municipal airport, with modest bungalows, everyday shopping and some of the city's most useful recreational parks. The streets are generally quieter and less formal than those north of Montana, giving the area a comfortable, lived-in character that appeals to walkers, runners and families using the parks. Housing is more traditionally residential than in most of Santa Monica. Detached homes made up 65 percent of sales from 2022 through 2024, and the median sold property measured about 1,452 square feet. Many original houses date to the 1930s and 1940s and sit low and close to the sidewalk. Larger contemporary replacements now appear alongside them, sometimes exceeding 3,700 square feet. That contrast is gradually changing the look of individual blocks without erasing the neighborhood's bungalow-scale roots. Clover Park is the recreational center of Sunset Park. Its 17.9 acres include playgrounds, lighted fields, sand volleyball and a paved loop that stays busy with neighborhood walkers. Marine Park adds tennis and handball courts along with a community garden, while Airport Park has an off-leash dog run beside the runway. These spaces make outdoor activity feel built into daily life rather than reserved for a special trip. The airport gives Sunset Park both its history and its biggest question mark. Early round-the-world flights and the 1929 Women's Air Derby departed from Clover Field, and the Museum of Flying preserves that story today. Aircraft noise remains a regular part of life, even with nighttime restrictions and a shortened runway. Under the city's agreement with the FAA, the airport may close after December 31, 2028. Voters have limited future use of the land to parks and public recreation, creating the possibility of an enormous new public space along the neighborhood's southern edge. Santa Monica College brings energy and activity to the northwestern side, while Trader Joe's on Pico, Gelson's on Lincoln and the Fairview Branch Library make everyday errands convenient. Big Blue Bus routes connect the neighborhood with UCLA and regional rail, though Sunset Park itself does not have the same walkable restaurant district as Ocean Park or Wilshire / Montana. Sunset Park's ethos is neighborly, active and unpretentious. It offers parks, detached homes and a calmer pace without feeling disconnected from the rest of Santa Monica. The airport can be a real drawback today, but its planned closure also gives Sunset Park a future unlike any other neighborhood in the city.
