Pico is Santa Monica with more texture and fewer polished edges. It combines residential streets, apartment buildings, major parks, schools, art spaces and former industrial properties in a neighborhood that feels active and genuinely lived in. It is not as beach-focused as Ocean Park or as manicured as North of Montana. Its personality comes from the mix: longtime institutions beside new development, neighborhood parks beside warehouses, and two E Line stations connecting it all. Virginia Avenue Park is the community heart. Its 9.5 acres hold recreation facilities, the Pico Branch Library and a Saturday farmers market that feels more like a neighborhood gathering than a destination event. Memorial Park provides another major recreational space near Olympic Boulevard, while smaller Ishihara Park brings greenery to the eastern side. These are not just decorative parks. They are places where local life regularly happens. Bergamot Station gives Pico its creative side. The former industrial complex became an arts center in 1994 and continues to house galleries and cultural venues. The surrounding Bergamot area is changing as former industrial properties make room for new housing and mixed-use development. The 26th Street/Bergamot and 17th Street/SMC E Line stations give Pico some of the best rail access in Santa Monica, and Michigan Avenue provides a calmer walking and biking route toward the beach. Housing is varied but leans toward apartments and condominiums. Attached properties represented 73 percent of sales from 2022 through 2024, with a median size of 1,245 square feet. Smaller homes and older residential blocks remain part of the landscape, preventing Pico from feeling like one continuous apartment district. Interstate 10 is the neighborhood's most obvious drawback and an important part of its history. Freeway construction displaced more than 1,500 residents and divided a community that had been one of the few places in segregated Santa Monica where non-white families could purchase homes. Traffic noise and the physical separation are still present, although the city is studying the possibility of park caps over portions of the freeway. Pico's ethos is creative, resilient and community-minded. It suits residents who value transit, parks and cultural destinations more than a perfectly uniform streetscape. The neighborhood can feel busier and rougher around the edges than Santa Monica's more expensive residential enclaves, but it also feels less staged. There is history here, but Pico is not frozen in it. It is one of the parts of Santa Monica most visibly becoming something new.
