Ocean Park is Santa Monica's easygoing beach neighborhood. It has the sand and ocean path, but its personality comes just as much from the bungalows, apartment buildings and independent businesses around Main Street. The area feels relaxed, creative and slightly scruffier than the neighborhoods farther north. Venice is close enough to influence the mood, while Santa Monica's parks, services and schools keep Ocean Park connected to the rest of the city. Housing changes noticeably from block to block. Historic cottages and bungalow courts survive inland, while apartments and condominiums become more common closer to the water. Attached homes accounted for 79 percent of sales from 2022 through 2024, with a median size near 1,379 square feet. Buyers can still find small houses with real character, but multifamily living is central to the neighborhood rather than an exception. The early bungalows give Ocean Park much of its charm. The Third Street Neighborhood Historic District includes dozens of homes from the early 1900s, and the smaller Fourth Street Corner district preserves another cluster of Craftsman and Mediterranean Revival buildings. These homes are reminders of the beach settlement that existed before the larger apartment projects and redevelopment plans arrived. Even the tiny Shotgun House survived a demolition fight and was moved to a new site nearby. Main Street is the neighborhood's social spine. The Ocean Park Branch Library, California Heritage Museum and Sunday farmers market sit alongside restaurants, cafes and longtime businesses. The Galley has served the area since 1934, while Frank Gehry's Edgemar complex adds a distinctly modern landmark. Main Street is active without feeling like a conventional shopping district, and many residents can handle coffee, dinner, errands and the farmers market on foot. The public spaces make the beach feel usable rather than merely scenic. Ocean View Park has tennis courts and a direct path toward the sand. Barnard Way Linear Park meets the Marvin Braude Bike Trail, and Joslyn Park provides a community center and dog park. The Bay Street Beach Historic District recognizes a stretch of shoreline used by Black beachgoers during segregation and associated with pioneering surfer Nick Gabaldon. Ocean Park Boulevard carries steady traffic, and summer weekends bring more people into the area. Homes can also feel compact compared with other parts of Santa Monica. In return, Ocean Park offers one of the city's best combinations of beach access, walkability and neighborhood personality. Its ethos is casual and independent: less polished than the postcard version of Santa Monica and more interesting because of it.
