Ponderosa Palisades is a Houseberry umbrella over a cluster of subdivisions just south of downtown Truckee, and its through-line is the Ponderosa Golf Course, a nine-hole public course that residents built in the late 1950s and that the community saved from development in a 2024 purchase led by the airport district and the town. The name blends the ponderosa pines and the older Sierra Meadows and Martiswoods tracts folded in here. The location is the sell. The Truckee River Regional Park sits directly across, with a skate park, ball fields, an ice rink, and free summer concerts, National Forest trailheads run off the back, and downtown is just north across the river, walkable in parts. That mix keeps the full-time share high for Truckee. One buyer gotcha worth naming: the rules differ across the pieces. Sierra Meadows carries a small HOA with a pool and tennis. The Ponderosa Palisades and Ponderosa Ranchos sections do not, running more independent with larger estate-type lots.
