Portola Glen is an early-1990s Warmington Homes neighborhood in central Livermore, built for buyers who wanted room. The homes are substantial, generally 2,500 to 3,500 square feet, on lots that average around 9,000, so the streetscape has the wide-driveway, two-story, mature-landscaping look of a well-aged move-up tract. It pairs naturally with neighboring Amber Ridge as one of the larger-home options in this part of town, and three decades on, the trees have filled in and the homes have been steadily updated. Streets are quiet and residential, built around getting home rather than passing through, and the central location keeps the freeway and Vasco-corridor shopping within an easy drive. The standing tradeoff is walkability, or the lack of it. This is a drive-to-everything neighborhood. What you get in exchange is genuine square footage and a settled, leafy feel without reaching into wine-country estate prices.
