Tapestry, Livermore, CA

Tapestry is a small wine-country enclave on Livermore's south side, tucked between Arroyo Road and Concannon Boulevard. Curving interior lanes named for the trade, Merlot, Rhone, Tuscany, and Latour, fan off a single entrance and front expansive mid-2000s estates with Mediterranean and modern-Craftsman lines, clay-tile roofs, and three-car garages. The lots are wide, the landscaping is professionally kept, and many backyards run right up to vineyard rows, which gives the streets a secluded, resort-like polish. Life here is built around space and privacy rather than walkability. Residents drive about three minutes to the historic Concannon and Wente wineries, or five minutes north to downtown's shops and restaurants. The quiet loop is easy for biking, and the Arroyo Mocho trail and Sycamore Grove Park handle the weekend hikes. The tradeoffs are the wine-country kind. There are no parks inside the gates, so recreation means leaving the neighborhood, and seasonal vineyard work brings early-morning tractor noise and the occasional dust plume. Buyers pay a premium for the exclusivity and the pristine curb appeal, and in this pocket, they tend to get what they pay for.
