Vinsanto is a newer enclave on Livermore's south side, tucked between Concannon Boulevard and Robertson Park Road on the doorstep of the valley's wine country. Despite the small footprint, it punches above its size: Pinn Brothers built the larger homes here in the early 2000s, Ponderosa added a more contemporary group around 2014, and the result is a tidy mix of new-traditional Craftsman, Spanish Mission, and Pueblo Revival styles on wide, professionally landscaped lots. The location does a lot of the work. Robertson Park is right next door, 110 acres of ball fields, soccer, a disc golf course, and an off-leash dog area, with the Arroyo Mocho Trail running alongside for walkers and cyclists. Downtown Livermore and its tasting rooms are a short drive, and the schools that serve the area, Sunset Elementary through Granada High, are a genuine draw. The honest part: walkability stops at the neighborhood edge, so restaurants and shops mean getting in the car, and the streets themselves are more functional than fancy. But for newer construction with real square footage, parkland out the back gate, and wine country minutes away, Vinsanto earns its spot near the top of Livermore's rankings.
