Prosser is ranked #12 of 12 neighborhoods in Truckee with an overall score of 3.4/5. Its standout factors are schools (4.0/5, 4th of 12 in Truckee) and public spaces (3.6/5). The trade-offs are safety (3.3/5) and curb appeal (3.3/5).
Prosser is defined by the water at its back door. The Bureau of Reclamation finished Prosser Creek Reservoir in 1962, a 750-acre pool for irrigation and flood control, and the Prosser Lakeview and Prosser Heights subdivisions climbed the wooded slopes above it, north of downtown off Highway 89. The reservoir does the recreational heavy lifting: trout fishing, small boats, camping, and swimming, essentially in the neighborhood's front yard. The homes are densely wooded detached single-family on generally larger lots, a mix of 1970s-through-2000s mountain builds with newer customs filling in, and no single dominant HOA across the tracts. History sits close by, too: the Donner family's own 1846 camp, the Alder Creek site, is just to the north. Be honest about the setting. This is thick conifer forest on single-access wooded roads, so wildfire is the headline risk, not a footnote. The reservoir is a flood-control pool, so its shoreline swings with the season and shows mudflats in a drawdown fall. Snow load is heavy, most homes burn propane, and services are a drive. You trade convenience for trees and water, and the trees are the whole point.
