Rio Del Oro is the newest and largest chapter in Rancho Cordova's growth, a roughly 3,800-acre specific plan east of Sunrise Boulevard between White Rock and Douglas Roads that broke ground in 2020 after more than a decade of planning. It is being built essentially from scratch, so much of it is still rooftops-in-progress and raw graded land. The plan is ambitious: thousands of homes, a large regional park in the range of 130 acres, a new high school, and millions of square feet of commercial and employment space meant to give the east side its own job base. The homes going in are current-generation construction, clean and energy-conscious. The honest reality is timing. Early phases mean thin young canopy, active construction, and amenities that are promised more than finished, and the freeway is a real drive away. For buyers willing to bet on a neighborhood still taking shape, Rio Del Oro is the ground floor of the city's next decade.
