The neon at Stateline started small: Harvey Gross opened Harvey's Wagon Wheel Saloon and Gambling Hall on the Nevada side in 1944, the casinos that followed built the south shore's tourist economy, and this district is where all of it landed. Heavenly's gondola arrived in 2000 and put a ski lift in the middle of the shopping street, which still feels slightly surreal on a July afternoon. As a place to live it is a niche, mostly condos and residual cabin streets threaded between resort properties. The upside is walkability nothing else in Tahoe matches: shows, restaurants, the gondola, and the beach without touching a car. The downside is that the district works for visitors first. Nights are bright, weekends are loud, and traffic on 50 sets the calendar. The vacation-rental economy concentrates here, which tells you who most of the beds belong to. Buy here for the walk-to-everything math, not for quiet. On its own terms, the math is unbeatable.
