Village Gardens is where Loomis, CA keeps its rare lower-priced housing: a pocket of mid-1980s attached homes and compact single-family houses east of the downtown core, most with two or three bedrooms under 1,300 square feet. Recent sales have landed in the $400,000s, which barely buys a driveway elsewhere in Placer County's most land-proud town. The position is north-central Loomis, so the Taylor Road strip, the Train Depot, and Blue Anchor Park are all a short hop west, with the usual larger Loomis parcels filling out the surrounding blocks. The honest tradeoff: floor plans are tight and the lot pattern is dense by local standards, so this is the town's entry ticket rather than its postcard. As the simplest way into Loomis Union schools without acreage money, it does the job.
