De Anza Estates is the far north end of Loomis, CA, out toward the Penryn line, where the housing runs to sensible 1980s single-story homes rather than gated compounds, with prices to match. Most houses went up between 1981 and 1990, roughly 900 to 1,900 square feet, and most of them skip HOA dues entirely. Sunrise Loomis Park sits inside the neighborhood on Arcadia Avenue with ballfields, a shaded playground, and walking paths, and the 80-acre Traylor Ranch Nature Reserve is a short drive north in Penryn for oak-woodland birding trails. The drawback is position: groceries, the freeway, and the Taylor Road strip all require a drive on two-lane roads with few sidewalks. In exchange, this is one of the calmest and most affordable footholds in a town where affordable is not the default setting.
