The balance is the appeal: you get the newer construction and school orbit of the south side, but with better access to shopping and services than many south-end tracts, which tend to be more removed. The homes sit toward the upper-middle of the local market, and the southern position carries Brentwood's long haul to the freeway and the job centers.
