Avondale is a slim, L-shaped slice of southeast Livermore, bounded by Patterson Pass Road to the north, Felicia Avenue to the south, and Shelley Street to the west. One looping street, Vivian Drive, carries almost all the traffic, so the interior stays genuinely quiet. The housing is early-1970s ranch: single-story, brick accents, deep setbacks, two-car garages. Some owners have brought facades up to date with fresh paint and drought-tolerant yards, while plenty of original lawns and tired fences remain, so the street look lands at respectable rather than polished. The recreation sits just past the tract lines. William Payne Sports Park and the city BMX track are across Patterson Pass, and Tex Spruiell Park's playground and field are a short walk southwest. Inside Avondale there is no green space and no real sidewalk network, so kids end up playing in driveways and on the cul-de-sacs. The honest catch is Patterson Pass itself: it runs steady truck traffic to the industrial zone, and the northern lots hear it all day. Shopping is a five-minute drive west to Vasco, and I-580 is quick via the Greenville ramps. Avondale's pitch is a low-traffic interior and fast access to fields and freeway, with the understanding that you will be updating an older house.
