Brookmeadow went up in the late 1980s, a McBail Homes tract on the east side of Livermore that still feels like a single, coherent build rather than a patchwork. The homes span a wide range, from compact starters under 1,000 square feet to two-story plans past 2,200, most of them on flat, usable lots that make the yards easy to work with. Its namesake, Brookmeadow Park, gives the neighborhood a green center for playgrounds and open lawn, and the area shares in the broader southeast-Livermore park network anchored by Tex Spruiell Park nearby. Beyond the parks, this is a drive-to-everything pocket: the Vasco Road retail and the freeway ramps are the daily destinations, not a walkable main street. The east-side location is the tradeoff and the appeal in one. You are close to the industrial and freeway corridors, so the edges are not quiet, but you are also buying some of the more reasonably priced detached homes in Livermore on lots that would cost a lot more a few miles south.
