When Art Wood pitched Incline Village as the Pebble Beach of the Sierra, this is the neighborhood he was pointing at. Robert Trent Jones Sr. laid out the Championship Course in 1964 as one of the master plan's cornerstone amenities, and the streets here bend with his holes. Kyle Phillips gave the layout a full redesign in 2005, but the raised, bunker-guarded greens still play like a Jones signature. The setting is mid-elevation and mostly level, which means lighter snow than the Tyner slopes and lots that are easy to live on year-round. The mix runs from fairway-front homes to some of the village's better-located condo clusters, and by July the whole neighborhood settles into a golf-cart rhythm. Fairway frontage has a price beyond the listing number: tee times start early, carts hum past the patio all summer, and stray balls are a documented fact of golf-course living. Choose your lot relative to the landing zones, not just the sightlines. Winter is the secret season. When the course goes white and the tee sheet disappears, the busiest summer address in the village becomes one of its most private.
