Dunsmuir is the big, early-2000s master-planned corner of east Livermore, a collection of six builder neighborhoods that share an association and a common California Craftsman look: exposed beams, wide front porches, generous two-story floor plans. Homes range from comfortable to large (some past 4,000 square feet) on lots in the 8,000-to-11,000 range, and a handful include in-law units. The setting is the selling point. Dunsmuir sits at the edge of town off Vasco Road, with vineyards and open space rather than strip malls as the backdrop, and the Mount Diablo foothills and Lake Del Valle close enough for regular hiking, biking, and boating. Bruno Canziani Park anchors the neighborhood with 15 acres of playground, meadow, and a dog park. Being on the eastern edge is the tradeoff: you are well away from downtown and reliant on the car for everything, and prices here run toward the top of the Livermore market. What you are buying is space, newer construction, and a quiet, vineyard-adjacent setting that feels a step removed from the rest of the city.
